1. Missing, Cracked, or Slipped Tiles

The most obvious sign of trouble. If you can see tiles that have slipped out of position, cracked in half, or gone missing entirely, your roof is exposed to water ingress. A few isolated tiles can usually be repaired, but widespread damage across the roof suggests the fixings or battens beneath have deteriorated and a full replacement may be more cost-effective.

2. Daylight Visible Through the Roof

Head into your loft on a bright day and turn off the lights. If you can see pinpricks of daylight coming through the roof, water is almost certainly getting in too. Small gaps can sometimes be patched, but if you can see light in multiple areas, the felt or underlay has likely failed.

3. A Sagging or Uneven Roofline

Stand back from your property and look at the ridge line. It should be straight and level. A dip, bow, or sag suggests structural problems with the roof timbers — potentially caused by long-term water damage, woodworm, or inadequate support. This requires urgent professional assessment.

  • Clay tiles: 60–80 years

  • Flat roofing (felt): 10–20 years
  • Flat roofing (GRP/EPDM): 25–50 years

7. Excessive Moss and Algae Growth

A light covering of moss is normal and usually harmless. However, heavy moss growth can trap moisture against the tiles, work its way beneath them, and block gutters. If moss is thick and widespread, it may indicate that the tiles are becoming porous and nearing the end of their useful life.

  • Replace if problems are widespread, the roof is near the end of its lifespan, or the underlying structure is compromised
